Project Manager - Design and Construction (Galveston)
Minimum Qualifications:
Bachelor’s degree in Architecture/Engineering or equivalent. Six years related experience.
Job Summary:
The primary purpose of the Project Manager position is to provide project management of complex capital facility projects in Healthcare, Research, Academic, and Infrastructure areas from inception to completion. Serves as the principal project coordinator and primary contact for Administration, A/E (Architectural/Engineering) firms and OFPC (Office of Facilities Planning and Construction) for design, construction, interiors, move-in, and close-out phases of the project.
Job Duties:
- Manage the key projects aspects of scope, budget, schedule, changes, priorities and project contract compliance. Develop project definition including space utilization program, equipment list and adjacency requirements.
- Ensure that projects are successfully completed on schedule, within the approved budget and in accordance with applicable quality standards.
- Manage contracts for architectural/engineering services. Manage contractual compliance and relationships for the assigned projects. Define & implement contractual and financial strategies.
- Integrate, coordinate, and incorporate project elements, existing conditions, construction processes, product application and building / infrastructure component assembly information when working with consultants for programming and designing.
- Work with project team members and stakeholders to assimilate, gather and verify project scope, budget, and schedule. (Project Team consists of customers, General Contractor, Construction Manager, Consultants, Design and Construction’s internal resources and Business Operations and Facilities Groups)
- Delegate activities to project team members and follow-up to assure completion.
- Guide and manage the Project Team to yield productive actions through conflict management and timely communication.
- Provide team leadership through meetings and ensure accurate agendas and minutes are documented and distributed.
- Manage the delivery of Office of Facilities Planning and Construction (OFPC) projects to the UTMB campus by oversight of construction activities and execution of duties providing owner equipment, furniture, information systems and other campus unique deliverables.
- Work collaboratively with Supply Chain Services in the preparation of necessary documentation for contract award. Ensure Historically Underutilized Business (HUB) procurement conformance.
- Coordinate approval procedures with the Board of Regents (BOR), Texas Higher Education Coordinating Board (THECB), Facility and Infrastructure Steering Committee (FISC) and other associated state agencies.
- Organize and manage the generation, collection, dissemination, storage and ultimate disposition of project information.
- Develop and manage project documentation, record keeping, financial and activity status reports that are accurate, up-to-date, clear and complete in support of the decision making, issue solving and informing processes of a project. Ensure that the project documentation records are organized and stored properly.
- Interpret and apply local life safety codes and standards to supervise project safety performance.
- Develop and update Project Status Reports/Tracking System.
- Create and administer current Critical Task List and ensure all tasks are addressed and resolved on each project.
- Responsible for closing project accounts.
- Follows and supports the guidelines, assure compliance with, and adhere to, current institutional, industry standards and the Design and Construction processes.
- Evaluate general contractor and architects/engineers.
- Adhere to internal controls and reporting structure.
- Perform related duties as required
Preferred Qualifications:
Three years’ experience in Healthcare, Research and/or an Academic facility.
Salary Range:
Actual salary commensurate with experience.
Work Schedule:
Monday through Friday, 8am to 5pm and as needed on occasion.
